- Finding a property: Browse our website or contact us directly to discuss upcoming listings.
- Arrange a viewing: Contact us to arrange a viewing on the property, we will require you to fill in a pre-tenancy questionnaire prior to the booking.
- Application: Once you’ve viewed the property we’ll ask you to confirm that you’re interested. We will then inform the landlord of your interest and we will contact you to let you know the landlords decision and outcome.
- Holding deposit: If the landlord decides to proceed with your application, then we will require a holding deposit to be paid, this will be equivalent to a weeks rent (of the property you’re applying for). Once the holding deposit is paid we will cease marketing the property subject to complete references. If the tenancy goes ahead the holding deposit will be deducted from the rent or deposit.
- ID: We will require proof of ID for right to rent purposes, in the form of a passport or drivers licence. We will also require proof of address (utility bill or bank statement) dated in the last two months. If you are from outside UK we will also require a share code
- References: References are conducted by a third party, all details will need to be submitted online by yourself. Checks include, but aren’t limited to, credit checks, current employment, current landlord. We cannot proceed further from this stage until satisfactory references are obtained.
Next Steps.
Once referencing is complete, we will contact you to arrange a check in date. The tenancy agreement and all associated documentation will need to be signed and the remainder of the first months rent and deposit paid. We will then arrange to meet you at the property on the day to conduct a ‘hand over’ and provide you with the keys.
Tenant fees:
Holding Deposit – Equivalent to one weeks rent.
First Months Rent – As advertised.
Deposit – Equivalent to five weeks rent.
Changes to tenancy mid term – £50.00
Additional occupant mid term – £50.00
